RENTAL TERMS AND CONDITIONS

BOOKINGS

bookings are confirmed by the agency upon receipt of the advance payment, which may be paid by bank transfer. Payment must be made by the date indicated by the agency. In the computation of the letting period, the number of days is the same as the number of overnight stays. Booking operations include the acceptance of this Rental Terms (for which the customer should to fill it in, sign it, retain a copy and let have a copy to the agency per fax or e-mail) and give to the agency, fill in the electronic form in the link provided by email by the Agency (or send photocopies of identification documents) by inserting the requested data about all persons staying in the building.It is necessary for the Italian Standards of Public Safety.

Rentals without previous booking must be payed at the arrival before the key deliver and for all the requested period. For earlier departures are not dues refunds.

The lease must be subscribed only by an adult. The accommodations are not leased to minors unless they are accompanied by their parents or adult present with minors during the entire period of the lease and which guarantee the good behavior.

AVAILABILITY OF ACCOMODATION

- accomodation is available for occupation between 16.00-18.30 hrs on the day of arrival, and must be vacated by 10.00 hrs on the day of departure. Previous agreement is required for arrivals and departures outside these times. Every arrival procedure must take place in the agency office.

- if the reserved accomodation is not occupied by 18.00hrs on the day following the booked date of arrival, without notification the agency will consider the accomodation vacant and reserves the right to retain the deposit. No refund is due in the event of delayed arrival or early departure.

OFFICE OPENING HOURS: April-May- September 09.00-12.30 and 15.00-18.30

June-July-August 09.00-12.30 and 16.00-19.00

Saturdays 09.00-12.30 and 15.00-19.00

On arrival guests must:

- pay the balance of the total rental payment due by bank transfer at least a week before the arrival to allow accounting for the day of arrival.
- pay cash the required deposit (requested as a guarantee of good upkeep of the accomodation and its contents. Complaints about the state of the apt. must be made within 11 a.m. of the day after the arrival.)

- pay cash the charges for cleaning service.

DEPOSIT

Is normally required a security deposit in order to guarantee the good preservation of the accomodation and inventoried items. Any differences found are recognized only if reported in writing by the guest by 11.00 a.m. of the day following arrival. The Agency may withhold the deposit at the time of departure, if it is not possible to perform the check of the accommodation and send it later per Bank, except any deduction by way of compensation.

RESPONSIBILITY

- the number of persons occupying the lodgings must not exceed the number of beds available. The agency reserves the right to remove extra guests. In this case children are considered like adults.

- Guests must always lock doors, windows, blinds and shutters during the night and at all times the property is left unoccupied. In the event of theft, the guest must inform the police and the agency as soon as possible. The agency and the proprieter of the accomodation will not be held responsible for the loss of personal effects, valuable goods or money kept in the accomodation.

- the agency will not be held responsible for any noise, din or breach of the peace, guests must call the police, not the agency.

- Guests must respect apartment regulations, avoid making excessive noise between 13.00-16.00hrs and 22.00-09.00hrs. In the event of serious breach of apartment regulations, the agency reserves the right to curtail your contract without notice and you will not be refunded or compensated in any way.

- by accepting the agency terms and conditions guests automatically authorise agency staff and the proprietor to access the accomodation whenever they deem necessary and with prior notification.

CANCELLATIONS

The agency will refund 50% of the advance paid for all cancellations made upto 30 days before the first day of the rental period. All cancellations made before the first day of the rental period will, however, free the client of any obligation with the exception of loss of the advance paid. Cancellations of bookings made less than 30 days before the arrival cause the loss of the advance paid.

WARNINGS

At the arrival in the accomodation guests must:

-make sure that the cleaning has been carried out satisfactorily and otherwise notify promptly (within one hour of delivery keys) to the Agency. Claims made later will not be taken into consideration and no refunds will be made;

- check and tell to the agency immediately even if there are broken things or some damages in the equipment of the accomodation. Any claims must be reported to the agency by 11a.m of the day following arrival. Claims done in the following days won’t take into consideration;

- check that all safety locks on the blinds are open to avoid damage when opening them.

- check that all the electrical switches are turned on (especially the boiler) and that the gas works. Please report eventual malfunctioning to the office before it closes so we can provide immediate assistance.

- if the gas cylinder runs out, inform the agency, bearing in mind that our supplier does not deliver on sunday afternoons and on National Holidays (August the 15th , June the 2nd , April the 25th,etc.)

- all garden and terrace furniture must be stored indoors when the accomodation is not occupied, eventual loss or damage must be paid for by the guest.

- if a key is lost, the guest must pay to the agency for a new lock and replacement keys.

KITCHEN-APPLIANCES

- all accomodations are supplied with crockery, (plates, glasses, cutlery, pots and pans). Irons, pressure cookers and small electrical appliances such as toasters, hair-dryers, mixers and electric coffee makers are not provided.

- The thermostat of the refrigerator should be positioned to the power 2 for its proper functioning. At the departure, only in case the stay has been equal to or more than 4 weeks, the fridge must be defrosted. For weekly stays the same must be only clean and left lit always to power 2.

- one blanket and one pillow are available for each bed. Sheets, table-linen and bath towels are not provided (mattress-covers and pillow-covers can’t be used as bed linen) but may be previously booked and hired through the agency.

- guests with young children (or other persons who need it) must provide a wax bedsheet to avoid ruining the mattress.

- guests must provide their own adaptors for electrical appliances not compatible with 220v system.

- guests can’t use their own stoves, fans, grill, or air conditioners without previous agreement with the agency and payment of the electricity actually consumed

DEPARTURES

- if the accomodation is not left in perfect condition at the departure, the deposit will be withheld.

- the accomodation must be vacated and the keys returned to the agency by 10a.m on the day of departure.

- if the keys are not returned to the agency by the time stipulated in the contract, by accepting the agency terms and conditions you automatically authorize the agency to repossess the accomodation and transfer any personal belongings found therein without responsibility for loss or damage.

Before departure, the guest must:

- clean perfectly the kitchenette, refrigerator, sink, gas; wash and put away plates, glasses, cutlery, pots and pans; - substitute broken or damaged goods with goods of the same quality and appearance. Empty all rubbish in the appropriate street bins.

- close all windows, blinds and shutters. Turn off the electricity meter located within the property. Don't turn off the gas, the boiler or the external electricity meter (Enel) and check if the rings are correctly turned off.

- pay attention for not forgetting personal things in the accomodation because the agency can’t look for them

DISPUTES

The letting agency is only an intermediary who acts in the name of and on behalf of the proprietor of the accomodation as conferred by the mandate of authority acts.

Refunds, claims and disputes will be dealt with exclusively by the proprietor and only when the full balance of payment has been made. All disputes will be referred to The Court of Jurisdiction of Udine.
